Investors in commercial and multifamily real estate may find some relief in the latest U.S. Treasury yield movements, which indicate a slight downward trend in rates across multiple maturities since last month.

Although still high compared with September 2024, the 10-year Treasury yield has fallen to 4.471% as of February 10, 2025, down from 4.770% on January 10, 2025. This decline of nearly 30 basis points suggests potential easing in borrowing costs, which could improve deal flow and refinancing opportunities.

Similarly, shorter-term yields, such as the 5-year Treasury, have dropped from 4.586% last month to 4.314% today, making mid-term fixed-rate financing more attractive for investors looking to lock in rates.
