Fund of Funds
One of the advantages of working with sponsors and investors across the real estate landscape is getting an overview of what’s working and what’s missing for investors trying to scale their portfolios.
Here are some of the things that I consistently hear from our investor network:
- “I’d like access to more deals.”
- “I trust a few operators, but I don’t have time to vet dozens of them.”
- “I want to diversify.”
- "I missed most of the bull run during the last cycle, and don't want to miss another one."
That’s led us to consider something new:
A Fund of Funds (FoF) model that leverages our sponsor network, capital network, underwriting process, and curated access to deliver broader deal flow with greater diversification.
This is not an official launch. It’s solely an invitation to explore the concept and see if it aligns with your strategy.
What Is a Fund of Funds?
A Fund of Funds (FoF) is a pooled investment vehicle that aggregates capital from multiple investors and then deploys that capital into other real estate investments, managed by a separate sponsor.
The plan is to choose one deal at a time that you can decide whether or not to invest in, but should you decide to invest, the goal is to provide an opportunity to gain exposure to multiple deals, geographic markets, and various Sponsors—over time.
Think of it as a thoughtfully curated real estate portfolio without the need to invest in a blind pool fund.
Why We’re Exploring This Model
I’ve been building strong relationships for over two decades with sponsors across asset types—multifamily, industrial, medical office, senior housing, and even hospitality—and I've been seeing a pipeline of institutional-quality deals that rarely make it to readily available platforms.
Because I'm already an active investor and capital partner in this space, I'm often invited to co-invest or find capital for these deals.
But not every investor in our network has the time to find or vet these deals on their own.
So we’re asking:
What if we could give our investors access to more of these off-market deals with sponsors—while helping them diversify by asset type, geography, and sponsor?
That’s the goal behind this Fund of Funds concept.
How This Would Be Unique?
There are other Fund of Funds out there, but this would be different in several key ways:
1. Built on Relationships, Not Just Aggregation - we would only work with sponsors we know, trust, invested with, or underwritten extensively. Our goal isn’t to raise blind capital—it’s to build an ecosystem of confidence, discipline, and transparency.
2. Curated Access to Institutional-Grade Opportunities - these are deals that typically have high minimums or insider-only allocations. Through our participation, we unlock better access and terms—and share that with our investor base.
3. Diversification with Simplicity - instead of investing in a Fund, our goals would be to show multiple, separate deals that investors can pick and choose to invest in, which also gives investors exposure to a mix of opportunities that fit best for their particular situation.
4. Passive Doesn’t Mean Passive Returns - every deal we enter must meet our strict underwriting standards. We aren’t chasing yield—we’re pursuing consistent, risk-adjusted income with long-term equity upside.
