Closing with Confidence - How I Assisted a Client Secure 1031 Financing

In today’s lending environment, speed and certainty of execution can matter more than the absolute lowest rate.

I recently had the opportunity to prove that point with a borrower who needed to close on a 1031 exchange property on a tight deadline, with no margin for error.

Here’s how it came together.

The Challenge - A Tight Timeline and a Hard Deadline

The client had successfully sold a property and was in the final stretch of their 1031 exchange period. They had identified their replacement property, negotiated the purchase agreement, and now faced the last and most critical step, which was securing financing and closing before the exchange window expired.

In this kind of situation, missing the closing date isn’t just inconvenient. It can mean a failed 1031 exchange and a significant tax bill.

The borrower came to me for help finding the right lender who could deliver not just good terms, but certainty of close under a tight schedule.

Broad Market Coverage, Clear Communication

I went out to the market broadly, leveraging my network of banks, credit unions, and private lenders to find multiple viable options. From there, I presented the borrower with a transparent comparison of loan terms including loan amount, rate, term, amortization, prepayment, and timeline along with our perspective on each lender’s execution risk.

While some lenders offered marginally better rates, others were slower on underwriting or hesitant to commit without additional time.

Given the 1031 deadline, that wasn’t an option.

Together with the borrower, we prioritized certainty over interest rate, and selected a lender known for clear communication, in-house decision-making, and an ability to close quickly when documentation and due diligence were aligned.

The Result - Closed Early, 1031 Protected

Thanks to a disciplined process and close collaboration between all parties including the lender, title company, exchange intermediary, and borrower, we were able to:

  • Secure final loan approval and closing documents ahead of schedule
  • Meet the 1031 exchange deadline with room to spare
  • Deliver a financing package that aligned with the borrower’s long-term goals

The final loan wasn’t the lowest rate or highest LTV in the initial round of quotes, but it was the right loan for the situation.

And in a 1031 exchange, timing is everything.

The Takeaway - Certainty is Better Than Perfection

In a perfect world, you’d have months to compare loan options, negotiate points, and shop for basis points on rate.

In actuality, and especially with 1031 exchanges or time-sensitive acquisitions, certainty of execution often becomes the most valuable feature of any deal.

The key is knowing how to navigate the market, which lenders are lending aggressively in certain asset classes, who’s actually closing, and how to structure the deal to fit their parameters.
