Why Site Visits Are Important to Me

This week, I’m writing to you from the Southeast, where I’m spending time on the ground visiting a number of properties. Some of these are deals I’m helping arrange financing for, others are ones where I’m the Sponsor, and a few are projects that I personally invested in as an LP.

No matter what hat I’m wearing, one thing remains true: there’s no substitute for seeing a property firsthand.

When you walk a property, you catch things that no report, spreadsheet, virtual tour, or Zoom call can reveal. You get a sense of the asset’s true condition, the vibrancy of the surrounding area, the tenant base, and the management quality. You see the story behind the numbers — and sometimes, you spot red flags early.

As a capital advisor, a sponsor, and an LP, I see the value of site visits from every angle:

  • As a capital advisor, I need to make sure I'm bringing lenders a story that’s rooted in reality, not just projections.
  • As a sponsor, I’m responsible for executing the business plan — which means deeply understanding the asset and the market.
  • As an LP, while I'm trusting a sponsor, seeing the property myself strengthens my conviction (or challenges it).

Site visits aren’t just due diligence — they’re a critical edge. They give you clarity, confidence, and sometimes, they save you from costly mistakes.
